Just one more question, btw. When I used this property syntax:
#+PROPERTY: BEAMER_OPT fragile
The only difference is that this property would be inherited to children?

Works fine by setting:
(setq org-latex-listings t
org-latex-packages-alist '(("" "listings") ("" "color"))))
